One Croydon, also known as the iconic 50p building, is a 24-storey, 269-foot (82m) high office building completed in 1970.
As a high-occupancy commercial space, maintaining robust fire safety measures is critical to protecting its tenants and ensuring compliance with modern UK fire safety regulations, including the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022.
Recognising the need for a comprehensive fire safety upgrade, the building’s management team entrusted us with a large-scale project to replace fire doors, conduct extensive fire-stopping works, and improve overall fire protection across the site.

Our Proposal
We proposed a structured 23-week fire safety programme to systematically upgrade the building’s fire protection, ensuring full compliance with current legislation while minimising disruption to the day-to-day operations of tenants. Our proposal included:
- 207 fire door replacements to enhance compartmentation and prevent fire spread
- Over 2,000 fire-stopping and remedial works to address fire safety vulnerabilities
- Compliance-focused solutions ensuring alignment with UK fire safety regulations
- Project management expertise to deliver works efficiently in a live office environment

Challenges
Upgrading fire safety in a high-rise office presented challenges, including working in an occupied building, tight timeframes, and stringent compliance requirements. To minimise disruption, we carefully scheduled installations during off-peak hours. Given One Croydon’s age and strict regulations, our accredited team ensured full compliance with the Regulatory Reform (Fire Safety) Order 2005 and Building Safety Act 2022. Through a phased approach and close coordination with building management, we delivered a robust, large-scale fire safety upgrade while ensuring minimal disruption to tenants.
The Work
Executing a fire safety project in a fully occupied, 24-storey building required a phased, carefully managed approach. Our team assessed fire doors and stopping locations for compliance, replaced 207 doors with high-performance alternatives, and completed over 2,000 fire-stopping installations to prevent fire spread.
